Once you have confirmation on your dates and deposit is received you will be sent a contract for your rental home with check- in instructions. Full Rent is due 14 days prior to your arrival.

Your deposit will be refunded if you cancel at least thirty (60) days prior to your arrival date. Deposits will not be refunded after that date unless we can fill your reserved dates.

Cleaning fee is included in your rental payment, however, if there is additional cleaning, it will be deducted from your deposit. We expect you to leave the house in similar condition as it was when you arrived. On departure you may leave 1 set of sheets per bed, and 1 set of towels per bathroom, any extra laundry will be charged and deducted from your deposit.

CHECK-IN time is 4 p.m. on the day you arrive and CHECK-OUT time is 10 a.m. on the day you are departing. Earlier arrivals can sometimes be accommodated if the cleaning has been finished from a previous check-out. If you are bring a boat you may drop that off on the property or tie it to the dock. You may check-in as soon as the house is ready.

No more vehicles than the number of bedrooms in the residential unit are permitted, and no more than 2 boat trailers may be parked on property. This is a Monroe County rule on Vacation Rentals. Other arrangements must be made for the parking/storage of excess vehicles/boat trailers, NO RV's, or Campers allowed (unless the RV is your only means of transportation, and it can not be hooked up to the house, or anyone staying in it).

All our homes are on the water and all have docks. Boating is 3 ft. controlling depth, there are also bridge heights, check to see that your boat will work in this area. This is your responsibility.

There are a few homes that allow pets, check with us. If you have not received permission and have not put up the additional deposit required, your deposit and balance of rent will be forfeited and you will be asked to vacate the premises. The same applies to your deposit after your departure if there is evidence of an animal having been in the home.

You are renting in a strictly residential area. The noise level must be kept at a minimum. Quiet hours are between the hours of 10 p.m. and 8 a.m. weekdays and 11 p.m. and 9 a.m. weekends. REMEMBER voices and sound carry over the water in the quiet of the evening.

Tenants understand that if the agent for the Landlord, or the Sheriff's department, is called with complaints of noise, or any other violation set forth by the County of Monroe (pamphlet is supplied in each rental with Monroe County rules and regulations), tenants will be asked to vacate the premises immediately, forfeiting all rental moneys and deposits.

Each house has its own limit on the number of people allowed to stay there, you may not exceed this limit or the limit you have paid for. Utilities are included - however, excessive amounts over normal usage will be deducted from your deposit. Don't leave doors or windows open when running the A/C, this will freeze the unit and you will have no A/C, if this is the case and you ask us to call for service you will pay the service fee.

All houses are equipped with an ample supply of linens, dinnerware, tableware, glassware, cookware, and cooking utensils. We ask that you DO NOT USE owner's towels for boats or beach. PLEASE bring your own towels for this use. Beginning supplies of toilet paper, dish soap, laundry detergent, hand soap, and garbage bags are supplied to get you started however, they will not be re-supplied during your stay.

Century-21 Keysearch Realty reserves the right to substitute comparable accommodations should your confirmed unit become unavailable due to unforeseen circumstances: However, in this unlikely situation C-21 Keysearch Realty cannot be responsible for the unavailability of a replacement.

Some homes have phone blocks and you will need a calling card to call out of the area. If your home does not have this and you wish to make long distance calls please use a credit card or calling card, if this is not possible because of faxes, etc. please check that the service on that phone is at a rate you are comfortable with. We will not be responsible for charges on calls that you make, so check out the long distance service costs before you start using the phone. The entire phone bill will be your responsibility if charges are made during your stay.

After confirming dates and rental house, you will need to send a copy of this Rental Agreement along with your deposit. Fill out the information and send it to the above address.

AGREEMENT AND GENERAL RELEASE

In renting this property I understand and agree that I am entirely responsible for any accident or injury that may take place to me, guests, or to any minors in my care.

I agree that the owners of the property, and C-21 Keysearch Realty may not be held liable in any way for any occurence in connection with the rental of this property.

Furthermore, I do personally assume all risks, for any harm, injury or damage which may befall me, my guest, or personal property while engaged in the use of the property including all risks, whether foreseen or unforeseen, and further save and hold harmless the owners from claims.
